Historical Summary The property is located on the perimeter of the Centro Storico in the old city of Barga which lies approximately 34 km north of Lucca in the province of Toscana. The villa itself lies just below the Duomo (cathedral) and dates from the 16th century when it was built adjacent to the city wall. For many years it was a convent, just one of the religious buildings which dominated the centro storico. During the hostilities of the Second World War, the Germans withdrew from Barga to the hills above where they had prepared the defences of the Gothic Line. From these positions, they bombarded the town with artillery. This promoted an evacuation of the centro storico and the nuns left their convent never to return. The American forces then moved in and used this property as an artillery spotting position until the war ended. After the war the property was split up into six case popolari (small apartments) and the occupants all shared a single bathroom. By around 1970, as Italy became more prosperous all residents moved to more spacious accommodation and the building was abandoned and fell into disrepair until purchased by the present owner in 1999. By this time, after many years of neglect, major restoration was required. After 6 months of preparation, final plans were drawn up and all necessary approvals were obtained. Work commenced in the winter of 2000 and the restoration project was finished in 2002 although further improvements have been made since. The property has been restored to a very high standard and is very energy efficient with German gas fired heating system, solar panels, double glazing, thick stone walls and roof insulation. The property is served by city potable water and sewerage, methane gas, electricity and telecommunication services. The property after reconstruction now consists of the following: 1. The villa of approximately 310 m2 on three floors which is the primary residence of the owner. 2. A separate apartment of approximately 160 m2. Main Villa Cantina Floor (Piano Seminterrato) Consists of a taverna (bar) approx 5 x 5 m, a utility area/workshop also 5 x 5 m and a separate studio office. There is a wide stairway leading to the ground floor which at the lower level also gives onto a corridor leading to a tower from which the garden terraces below are accessed via a spiral staircase. Also located on the cantina level is the main electrical control panel and an autoclave and pumping system to augment mains pressure for potable water and ensure adequate pressure in all parts of the building. Ground Floor All the reception rooms are on this floor. The double door entrance leads into a large 5 x 5 Ingresso (entrance hall) which also serves as an intimate formal dining room. This room has a pellet fired stove to augment the central heating for enhanced economy. From the ingresso opposite the main entrance there is a small vestibule leading to a magnificent traditional Tuscan kitchen with hand built walnut cabinets and all modern appliances tastefully built in to avoid detracting from the original character. A large brick arch and original working Tuscan fireplace and massive overhead beams give this room its striking character. From the kitchen an external door gives access to a long external terrace and stairway leading to the garden terraces below. There is a guest bathroom on this floor with shower, W.C. bidet and hand basin and a walk in cloakroom which also houses the central heating unit and solar panel collector. The main lounge is also about 5 x 5 m and is well illuminated with windows on two faces of the building. The perimeter of the land is marked by a roadway which is part of the property but with access to the public as it is part of the “strada panoramica” around Barga. Capanna and separate land parcel On the other side of the strada panoramica is a further parcel of land on which is located a brick built barn for which the owner has obtained planning consent to convert to a residence. A pool may also be constructed here as the land is outside the Centro Storico zone. This parcel and the building thereon are to be sold either with or separately from the main villa.
